How Often Should You Get an EICR in the UK?

An Electrical Installation Condition Report (EICR) is a formal inspection of the wiring and electrical systems in your property. Think of it like an MOT for your electrics — it checks everything is safe, up to standard, and not deteriorating.

Recommended Frequencies by Property Type

Private rental properties: Every 5 years, or at the start of each new tenancy (whichever comes first). This is a legal requirement under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.

Owner-occupied homes: Every 10 years is the general recommendation, though older properties or those with ageing wiring (e.g. rubber-insulated cables) may need more frequent checks.

HMOs (Houses in Multiple Occupation): Every 5 years — legally required.

Commercial properties: Every 5 years as standard, though risk assessments may require more frequent inspections.

Swimming pools: Every 1 year, due to the heightened risk of electric shock in wet environments.

Caravans: Every 3 years.

Signs You Should Book an EICR Sooner
